Strata Stormwater Drain Repair – Bronte Project
When heavy rain caused repeated flooding at the entrance of a five-unit strata block in Bronte, Mint Plumbing was called in to investigate. What started as a suspected blocked drain quickly revealed a far more serious issue: a crushed stormwater pipe beneath the council footpath. Left unresolved, it could have led to water ingress, concrete erosion, and safety risks for residents.
In this project breakdown, we explain how our team identified the problem, coordinated with the council, and delivered a long-term solution with minimal disruption to residents or neighbouring properties.
Project Background: Flooding at Bronte Strata Block
The strata manager reached out after repeated flooding near the garage. Water was pooling around the stormwater grate during heavy rainfall and spilling out across the driveway and entrance. A quick fix wasn’t going to cut it, and the safety risks meant fast action was needed.

Inspection Findings: Stormwater Line Crushed
We began with jet blasting to clear the stormwater line, followed by a CCTV camera inspection of both the stormwater and sewer systems. Fortunately, the sewer line was in good shape, but the stormwater wasn’t.
A four-metre section of the stormwater pipe had been completely crushed under the footpath. The damage was preventing water from escaping to the street, acting like a plug every time it rained.
Our Solution: Pipe Replacement with Council Coordination
We recommended a full replacement of the crushed section of stormwater pipe, running from the pit at the front of the property to the street outlet inside the council stormwater system.

- Coordination with council for footpath access and reinstatement
